However, real estate agent-related emails may often get caught in spam folders. So, what should you do?

Here are the five attributes of every successful email marketing campaign:

1. Makes a Good First Impression

Show your unique value. One way to do so is by including testimonials from past clients or ratings on agent listing sites.

2. Includes a Strong Call To Action

Emails should end with a prominent call to action (CTA) that invites readers to do something.

3. Educates the Audience

  • Provide valuable information to your email list. Like the following:
  • Infographics
  • Market data
  • Links to interesting news articles about the local market
  • Home improvement tips
  • Recent sales information
  • New listings
  • Open house invites

4. Provides Entertainment

Spice up your newsletter with fun local events, holiday greetings, or reviews of new local restaurants.

5. Focuses on Building Relationships First, Not Sales

Be more personal and not so transactional.

Real estate email marketing can be an extremely effective way to engage and nurture buyers and sellers long term. You may also achieve email marketing success by intentionally creating topic-specific campaigns.

10 Tips on How to Make Your Home More Energy Efficient

1. Change your light bulbs to LEDs.

2. Air seal your home. Sealing cracks, gaps, and leaks and adding insulation can save up to 10% on home heating and cooling costs.

3. Replace old appliances with Energy Star models.

4. Clean or replace all filters in your home regularly. Dirty filters make your system work harder and run longer than necessary.

5. Defrost your refrigerator and freezer before ice buildup becomes 1/4-inch thick to ensure your appliances are running efficiently.

6. During warmer months, close blinds, shades, and drapes on the sunny side of your home to help keep your home's temperature cooler and reduce the work for your AC.

7. Use natural light when possible.

8. Turn off the heated dry on your dishwasher and air dry instead.

9. Don't leave your mobile phone plugged in overnight. It only takes a couple of hours to charge.

10. Unplug electronics when not in use.

Real Estate Safety Measures - 5 Ways to Improve Indoor Air Quality During COVID-19

As a real estate professional, I do my due diligence to keep my clients and their properties safe. During open houses, pre and post showings, their health and homes are my priorities. 

Here are a few ways to improve the indoor air quality during COVID-19: 

1. Change your AC filter

Air-conditioning systems are working all year round. Eventually, their air filters fill up and stop doing their job. Be sure to change your AC filters regularly.

2. Use cooking vents

Many indoor air pollutants come from the kitchen. Gas stoves and even electric burners produce harmful contaminants, including carbon monoxide and nitrogen dioxide. So, when you're cooking, be sure to turn on your kitchen vents or open a window.

3. Keep your area rugs and carpets clean

Clean your carpets and rugs weekly because they also act as air filters, trapping dust and other particles in their many fibers.

4. Control humidity in your home

Humid and moist conditions breed mold and mildew that can trigger respiratory issues like allergies and asthma. There are varieties of humidifier options that will help maintain consistent humidity levels and create comfortable living conditions in your home.

5. Buy indoor plants to freshen the air

Small plants like ferns, indoor lilies, and larger palm trees are the best options to pull contaminants out of the air.

7 Solutions To Handle Your Mortgage During A Pandemic

The pandemic has led to rising levels of unemployment and loss of income. 

If you are now struggling to make your mortgage payments, you're not alone. According to RealtyTrac, one in every 12,448 homes is in foreclosure throughout the United States, as of Dec. 2020. In Florida, one in every 6,240 homes is in foreclosure.

Whether your mortgage is backed by a government program or by a private firm, experts lay out different solutions when you're struggling to pay on time.

Solution 1: Request Mortgage Forbearance

Both Freddie Mac and Fannie May released guidelines for mortgage forbearance related to COVID-19. Essentially, they each are providing mortgage forbearance to borrowers financially affected by the coronavirus for up to 12 months.

Solution 2: Refinance to a Longer-Term Loan

Spacing your loan out over a longer period is one option that can reduce your monthly payment amount. Refinancing to a longer-term loan is the simplest way to reduce monthly mortgage payments, especially when cash flow is a problem.

Solution 3: Refinance to Change Your Interest Rate Terms

Refinancing to an adjustable-rate mortgage (ARM) is a viable option if you’ve almost finished paying off your mortgage. A perfect example is a homeowner who anticipates selling their home in the next three years and currently has a $400,000 fixed-rate loan at 4.25% paying $1,976.76 per month.

Solution 4: Challenge Property Taxes

If the value of your home has dropped, challenging your property tax may provide some financial relief.

Solution 5: Modify the Loan

A loan modification is an alternative for those who cannot refinance their loan but need to lower their monthly house payment. But, unlike a refinance, it requires a hardship. 

Solution 6: Get a Home Equity Loan

Getting a home equity loan may provide immediate assistance to struggling homeowners, but this strategy only works if you have a lot of equity in your house, which means that your home is valued at much more than you owe on it. 

Solution 7: Get the Lender to Eliminate Private Mortgage Insurance

Depending on how much equity is in your home, eliminating the private mortgage insurance (PMI) can lower your mortgage payments. She explains that borrowers who usually don’t pay 20% down are required to have PMI for at least two years, but there may be exceptions to the two-year rule. For example, if the homeowner made improvements to the house that increased the value, the requirement may be waived.

If you’re struggling with your mortgage, don’t throw in the towel. Various solutions can help you stay in your home and manage your monthly mortgage payments.

Real Estate Agents vs. Brokers vs. Realtors: Understanding What's the Difference?

 

Whether you want to buy or sell a home, you'll want some help. So who should you hire? A real estate agent, real estate broker, or realtor? Sometimes the lines between the roles of these individuals may get a little blurred.

While there may be overlaps in what they do, the three are distinctly different. Let us understand their difference below.  

Real Estate Agent

A real estate agent is someone who has a professional license to help people buy, sell, or rent all sorts of housing and real estate. They are the industry professional who serves as the facilitator of real estate transactions. 

Agents are responsible for carrying offers and counteroffers between each party, along with any queries they may have. An agent will work with another agent once an offer is accepted, guiding clients through the process of filling in paperwork.

Real estate agents work for brokers or agencies and are normally paid on a commission basis.

Real Estate Broker

A real estate broker is someone who continues their education past the real estate agent level and successfully receives a state real estate broker license.

Brokers who work with buyers normally look for properties that match the criteria set forth by their clients, conduct negotiations, prepare offers, and help the buyers with any other issues leading up to the closing date.

Like real estate agents, brokers receive a commission once a sale is completed.

Realtor

To become a Realtor—a licensed agent with the ability to use that widely respected title—an agent needs to be a member of the National Association of Realtors.

Realtors, regardless of their role, should be experts in their field and, as noted above, are bound by the association's code of ethics.

Whether you choose to hire a real estate agent, a realtor, or a broker, you should be careful. Hiring someone to represent your interests is one of the most critical aspects of buying or selling a home.

17th Annual Cars on 5th Preview: More Than 650 Cars To Be Exhibited

From one car enthusiast to the next, I'm excited for one of Naples' most anticipated events!

The Naples Chapter of the Ferrari Club of America presents Naples’ premier luxury car event — the Naples Automotive Experience — beginning with preliminary events starting on Thursday, February 4, 2021, and culminating with the 17th Annual Cars on 5th Concours on Saturday, February 6, from 10 a.m. to 4 p.m., at 5th Avenue South in downtown Naples.

Cars on 5th is the largest one-day event in Naples. More than 650 cars, including more than 150 Ferraris and 450 other exotic, Porsche, Corvettes, vintage and muscle cars, will be exhibited along 5th Avenue South.

Proceeds from Cars on 5th events support St. Matthew’s House in its work to provide programs and services for those struggling with homelessness, hunger, substance abuse, and poverty in Southwest Florida. St. Matthew’s House has been a leader in providing food and services during the COVID-19 pandemic.

VIP and general admission tickets are available for advance sale now. Advance tickets are $30 per person for general admission (age 12 and over), $35 at the gate. Advance VIP, all-access tickets are $80 per person, $100 at the gate. VIP tickets include admission to the main show, plus exclusive access to the VIP Scuderia area where the highest value Ferraris will be showcased. Complimentary drinks, wine tasting, and food by Delicious by Design Catering are included in the VIP ticket as well as private restrooms.

All attendees must wear an official Cars on 5th face mask for entrance and during the events. Face masks are available with paid admission and for pre-order. Pre-ordering is recommended as sales will be limited this year and may not be available on the day of the event.

The Naples Auto Experience Jetport Reception will be held on Thursday, February 4, 6 p.m. to 10 p.m., at Naples Airport at the Elite Jets Hangar and outdoor tarmac. The evening will feature exotic cars, private jets, a helicopter, a special boat, automotive artwork, a cigar lounge, fine wines, music, and great food. Advance reservations are required. 3 Types of Home Upgrades That Add Property Value

Updating an investment property is generally a sound strategy—if it’s done the right way. 

How do you know which upgrades are worth the hassle and expense—and which aren’t?

To make the most of your remodeling, it pays to keep three types of projects in mind: 

1. The Basics

The things that buyers expect when they purchase a home. This includes a roof that doesn’t leak, functioning gutters and downspouts, a dry basement, a reliable furnace, solid floors, walls that are in good repair, and retaining walls that work.

This doesn’t mean you have to upgrade all of it. You can focus on regular maintenance and smaller, cheaper improvements that keep everything in good working order. 

2. Curb Appeal

Items that add curb appeal help the property to look good. Curb appeal items include a well-manicured lawn, low-cost landscaping, fresh paint inside and out (at least the front door), cleaned carpets, and new fixtures (even redoing the address numbers). You can do these projects yourself to save money and time.

3. Value-Added

The National Association of Realtors (NAR) cites new siding, kitchen renovations (new countertops and state-of-the-art appliances), and new windows as projects with some of the highest return on investment, often recouping 80% or more of their costs during resale. Upgraded bathrooms and energy-saving improvements also offer a lot of bang for the buck.

Elaborate custom upgrades may appeal more to you than to potential buyers. It’s best to keep renovations small, neutral in looks, and centered on improving the functionality of your home.

7 Reasons You Shouldn't Skip A Home Inspection

When you start shopping for a new home, you may start picturing yourself living there, figuring out where you’d put your furniture, or how you’d want to start renovating. 

However, you may want to wait before investing emotionally, as you never know what’s lying beneath the surface of any given home.

Here are some of the top reasons why you should never skip out on a home inspection:

1. Home inspections can reveal critical information about the condition of a home and its systems. This makes the buyer aware of what costs, repairs, and maintenance the home may require immediately, and over time.

2. For safety purposes, a home inspection can detect safety issues like radon, carbon monoxide, and mold, which all homes should be tested for. 

3.  It can reveal whether rooms, altered garages, or basements were completed without a proper permit, or did not follow code.

4. Home inspections are even more critical if you are buying an "as-is" foreclosed property or short sale. 

5. A home inspection report presents an opportunity to ask for repairs and/or request a price reduction or credit from the seller.

6. It can diagnose the current condition of the structure itself and tell you how long finishes have been in the home.

7. Some insurance companies will not insure a home if certain conditions are found or without the presence of inspection certifications.

It is your responsibility to understand as many details as you can about the property you may soon call home. Home inspections reveal the inner workings of the property. Make sure you don't skip this.
